Fault Detection and Diagnostics(FDD) Pilot Program at University of Rochester

In pursuit of enhancing the understanding of Fault Detection and Diagnostics (FDD) and its integration into the University of Rochester’s (UR) culture and systems, they undertook a one-year FDD pilot project in collaboration with two of the leading FDD vendors in higher education: Clockworks Analytics (Clockworks) and Kaizen CopperTree (CopperTree). Through this initiative, they aimed to educate themselves on FDD’s inner workings and its alignment with the institution’s operations and principles. UR’s facility mechanics and HVAC contractors operate reactively, leading to inefficiencies and patchwork solutions. FDD played a pivotal role in identifying and quantifying operational issues, both unnoticed maintenance needs and inefficient installations. Substantial annual building energy savings of $165k were realized for a software investment of $74k. UR contracted engineering services from CHA to provide third-party validation of the savings calculated by the software itself. UR concluded a shift to FDD will lead to cost-effective improvements in building comfort, reduced carbon footprint, and a transition from reactive to proactive maintenance. The next steps after the pilot are to expand the building coverage of the selected provider and to add additional program management through their engineering partnership with CHA.
